SUMMERLIN

Situated along the western rim of the Las Vegas Valley in the shadow of the Spring Mountain Range and Red Rock Canyon National Conservation Area, Summerlin is framed by some of the valleys most spectacular scenery. In addition to a higher elevation that delivers slightly cooler temperatures and a greater variety of naturally occurring desert vegetation, Summerlin enjoys unparalleled mountain and city views.

Developed by Howard Hughes Corporation, an affiliate of The Rouse Company of Columbia, Maryland, the 22,500-acre community is unfolding in villages, each with it's own park or golf course. Today, there are more than 30 home builders developing more than 50 neighborhoods with nearly 130 model homes available to tour.

The Summerlin lifestyle revolves around nearly 100 neighborhood and village parks, more than 90 miles of trails for recreation, eight golf courses, including Nevada's only two Tournament Player's Club courses that host two major PGA Tour events each year and the worlds first Jack Nicklaus Bears Best course. The community is also home to shopping centers, medical centers, business parks, cultural centers, 16 schools, both private and public, as well, as a Community College of Southern Nevada campus. The communitys strong social infrastructure is nurtured by a full calendar of special events, seasonal celebrations, enrichment classes and sports leagues organized exclusively for residents by the Summerlin Community Association.

SIENA

Siena is an age qualified, guard gated village within Summerlin, America's best-selling master planned community. The Mediterranean-themed project is in the foothills of the scenic Spring Mountains southwest of Las Vegas. Siena has amenities of a world-class golf resort combined with the charm of an Italian village. The Las Vegas strip is only about 20 minutes away, easily seen from the golf course and many homes. With a Tuscan tower at its manned entry, Siena has security officers patrolling its neighborhoods 24-hours a day. One-third of the 1,900 homes will be located on the golf course meandering through the 665-acre Siena village. Although it is a private, age qualified community, Siena's daily fee, par-72 golf course is open to all ages. Residents are given special rates and preferred tee times. QUEENSRIDGE

Queensridge, the shining star of Peccole Ranch, is an 840-acre community located in the Northwest part of Las Vegas. This guard-gated community is home to a clubhouse, fitness center, five private parks and Badlands, a 27-hole golf course. Plus, many modern conveniences are a part of the community. Just outside the gates of Queensridge are grocery stores, restaurants, professional buildings, movie theatres and schools within walking distance.

RHODES RANCH GOLF CLUB

Rhodes Ranch Golf Club is a 1,300 acre community featuring executive, semi-custom and custom homes around an 18 hole, semi-private, Ted Robinson designed golf-course. LAKE LAS VEGAS RESORT

Lake Las Vegas Resort is a $5 billion, 2,500 acre residential and resort community surrounding a privately owned, 320 acre lake with 10 miles of shoreline. Internationally recognized as one of the 10 significant projects that will define contemporary urban life in the 21st century, Lake Las Vegas Resort will, at full build-out, include up to six luxury hotels, at least five championship golf courses, world-class shopping and dining, estate and single-family custom and semi-custom homes and a 20 acre wet-lake park.

ALIENTE

Two Villages ¿ an age qualified retirement neighborhood and a traditional family village. These two villages make up the 1,905 acre master planned community developed by North Valley Enterprises, a partnership between American Nevada Corp., and Del Webb Communities. Positioned to have beautiful mountain views, Aliente¿s amenities also include a 20-acre park with a lake and trails, new schools, a library and a fire station. In addition, more than 420 acres in the area have been designated as open space and approximately 100 acres have been designated for commercial development, including shopping centers, offices and a 40-acre resort gaming hotel.

MOUNTAIN¿S EDGE

This 3,000-acre master-planned community celebrates the rich history of the valley. Within the community¿s boundaries lies a portion of the Old Spanish Trail from which explorers first discovered the Las Vegas Valley. Several famous explorers traveled that path through southern Nevada. All of the parks planned for Mountain¿s Edge will be named in tribute to those explorers and others who first settled the area. Mountain¿s Edge master plan allows for more than 500 acres for public facilities, including parks, trails, four schools and a fire station. The focal point of Mountain¿s Edge is Exploration Peak, which rises to 2,846 feet at the entrance to the community. Exploration Park, the western-themed park sitting at the base of Exploration Peak, will include an Old West town, Native American play structures, an archeological dig area, a water play area and other attractions. Mountain's Edge will also be home to a 300-acre regional park located near the center of the community. More than 1,900 acres of land will be dedicated to approximately 12,000 units of residential development in 71 single and multi-family subdivisions. Mountain¿s Edge has zoned 98 acres of land for general commercial and 42 acres as office professional.

GREEN VALLEY

One of the most successful master-planned communities in the country, American Nevada Corp.'s 7,100 acre Green Valley has population of 74,000. The community features luxury apartments, affordable townhouses, single family residences, custom homes and estates, public and private schools, golf courses, and a wide array of shopping, dining and entertainment possibilities.

GREEN VALLEY RANCH

Also a development of American Nevada Corp., Green Valley Ranch is proving to be a popular choice with home buyers. This 1,310-acre master planned community offers a carefully planned mix of land with 775 acres of residential neighborhoods and 310 acres for retail, office, medical, research and development facilities and a resort gaming hotel. More than 200 acres are reserved for community amenities like parks, schools, recreational centers, open space areas, pedestrian bike paths and churches.

SEVEN HILLS

Seven Hills is a 1,300-acre master planned community being developed by Silver Canyon Partnership. The community will comprise of more than 3,000 homes, including an estimated 300 custom homes. The master plan includes 25 distinctive neighborhoods, city parks, quaint neighborhood parks, landscaped open space areas and miles of trails and walk-ways.

ANTHEM

Henderson¿s fastest growing master planned community is Anthem - A Del Webb Corp. development. Located in the foothills of the Black Mountains, the 5000-acre Anthem community's project is to have 30,000 residents when completed. Anthem celebrated its grand opening in 1998. Del Webb is currently building two distinctive communities in Anthem: Anthem Country Club, a guard gated country club community and Sun City Anthem, for active adults 55 and better. Anthem's common amenities include commercial centers, nature trails, 55-acre city park and landscaped common areas. The private Anthem Country Club is home to the first Keith Foster/Hale Irwin-designed golf course in Southern Nevada. The Revere at Sun City Anthem was designed by Greg Nash and Billy Casper.

MACDONALD HIGHLANDS

Southern Nevada's first hillside community, the new luxury village of MacDonald Highlands is designed around Dragon Ridge, a private golf and country club featuring an 18-hole championship golf course. Developed by MacDonald Companies, MacDonald Highlands is a low-density community designed to emphasize the natural features of the foothills it sits upon by preserving natural rock formations within the mountain edge. MacDonald Highlands offers custom home sites from one-third acre to two acres with prices ranging from $160,000 to more than $2 million. Home sites offer a variety of elevated views, including the Las Vegas Valley and Strip, the golf course and the surrounding nature of the McCullough Mountains. In addition, semi-custom homes are now being built.
